to master - how

I became a successful property developer

Almost twenty years ago I learned ‘what not to do’ the hard way whilst modernising and extending my first home. I naively trusted a builder who on the face of it seemed honest and professional but sadly turned out to be quiet the opposite. Thousands of pounds later and with a gaping hole in the side of my house, I realised that I had been duped by a cowboy builder.  

 

Alarm bells should have sounded when he was available to start straight away and asked for an advance on his fees upfront. Foolishly I didn’t even take up references and he drove off into the sunset with our hard earned money.

I eventually found new builders who picked up the pieces and completed the project, but quite unbelievably that experience spurred me to go on to create a beautiful bespoke home and has ignited a passion for property development that has led to a thriving career. 

Since then I have undertaken many projects for clients as well as personal projects for my family, in fact, the number of homes I have remodelled and lived in is easily in double figures!  The bad experience meant that I have taken the time to find a small team of trade professionals, consisting of trusted builders, stonemasons, joiners, plasterers, plumbers, electricians, tilers, kitchen fitters, and decorators. These professionals work on every project with me so there is mutual, respect and understanding - not just with me but with each other, meaning that I can complete projects in shorter timescales than if an individual employed each trade separately. We all work together to achieve the end goal of a quality, finished project in a realistic timescale and at a fair price. 

I work closely with a small team who produce architectural drawings and submissions to the local authority, along with a structural engineer who ensures the vision is structurally sound. Last year, I decided to formally offer my services to clients who could benefit from my knowledge and contacts. I offer bespoke solutions; providing project management, structural and design services and probably more importantly honest, hard working trades professionals, allowing clients to enjoy their project happy in the fact that it is being managed by a safe pair of hands.

There are many areas I can work on within a property to create a beautiful bespoke home.  Here are some examples:

  • Removing or repositioning internal walls to create open plan living

  • Building an extension to add valuable square footage, or demolishing a badly designed extension to rebuild something more suited to your lifestyle

  • Adding bi folding doors or Velux windows to let in more natural light

  • Updating the look and feel of the exterior by adding render to an unattractive façade or replacing unattractive windows, with new ones more sympathetic to the property

  • Creating a bespoke loft conversion, introducing dormer windows to add further space

  • Redesigning and replacing a dated kitchen or bathroom

  • Creating valuable space to add a WC or boot room

  • Building a garden office, gym or chill out space 

  • Creating an annex for teenagers, elderly family or extended family visits.

I also offer home staging and future new home remodelling solutions as well as being able to offer a property finding service using my experience, knowledge and contacts to assist clients in finding the right home for them.
